East York is not a greenfield warehouse market. The work sits in older pockets like Leaside: brick plants, low-clearance shops, and commercial buildings tight to neighbourhood streets.

That changes the job. Access is tighter, neighbours are closer, and a lot of the steel and masonry has already been painted more than once. We plan around occupied buildings and specify systems that will stick to aged substrates, not just look clean on day one.
